Bookings

Your booking is confirmed once you receive a confirmation email from us containing your booking reference number.

Payment

Full payment will be processed 7 days prior to your arrival unless otherwise agreed.

Security Deposit

Guests are responsible for maintaining the apartment and its contents in the same condition as upon arrival. In the event of damage caused through negligence or deliberate actions by guests or their companions, the provided card details (from pre-authorisation/security deposit) will be used to cover repair costs, labour expenses, and any resulting loss of business.

Cancellation Policy

Our cancellation policy varies depending on the length of your booking:

  • Stays of 1–13 nights: Reservations may be cancelled without charge up to 7 days before the scheduled arrival date. Cancellations made within 7 days of arrival will incur a fee equal to 7 nights minus the number of full days’ notice provided.
  • Stays of 14–27 nights: Free cancellation is available up to 14 days prior to arrival. Cancellations made within 14 days of arrival will incur a charge equal to 25% of the total booking value.
  • Stays of 28 nights or more: Free cancellation is available up to 21 days prior to arrival. Cancellations made within 21 days of arrival will incur a fee equal to the greater of 14 nights or 30% of the total booking value. A 25% deposit is required at the time of booking and is refundable only if cancelled at least 21 days prior to arrival.

If your arrival date is Saturday, 10 August and you cancel on Monday, 5 August (providing 5 days’ notice), a charge equal to 2 nights will apply.

This policy also applies to guests who are already staying and choose to shorten their stay. The applicable notice period is calculated from the date we are notified of your revised departure.

All cancellations must be submitted in writing via email to . A cancellation is only considered confirmed once you receive written acknowledgement from us.

Check-in/Check-out

  • Check-in: From 3:00 pm. Early check-in may be available, subject to availability, but cannot be guaranteed.
  • Check-out: By 11:00 am. Late check-out may be available on request, subject to availability, and may incur additional fees.

Group Bookings

For reservations involving three or more apartments, a separate cancellation policy applies. Please contact us directly for details.

Occupancy

Additional guests exceeding the stated maximum occupancy will incur penalty charges.

Rates & Restrictions

At check-in, your departure date will be confirmed. Rates are determined based on your original check-in date and intended length of stay. Departing earlier than planned may result in a rate adjustment, calculated based on your actual length of stay and may affect any discounts applied to longer bookings.

Guests under the age of 18 must be accompanied by a parent or guardian who is also staying at the premises. Valid photo identification (passport, driving licence, or national ID card) may be requested at check-in. Failure to provide such identification when requested may result in refusal of accommodation.

Smoking Policy

Smoking, including the use of e-cigarettes, is strictly prohibited inside the premises. Guests found smoking indoors will incur a cleaning charge of up to £250 to cover the cost of restoring soft furnishings.

Parking

Parking is limited and available on a first-come, first-served basis. Vehicles must be registered at check-in. We accept no liability for vehicles or their contents left on the premises. Vehicles remaining in the car park more than 8 hours after guest departure without prior written approval may be removed at the owner’s expense.

Pets

Pets are not permitted.

Accessibility and Special Requests

Please inform us of any accessibility requirements or special requests at the time of booking. We will endeavour to accommodate reasonable requests, subject to availability.

Data Protection

We are committed to protecting your personal information in accordance with the UK General Data Protection Regulation (GDPR). Your personal data will be used solely to manage your booking and stay.

Force Majeure

We shall not be held liable for failure or delay in fulfilling our obligations due to events beyond our reasonable control, including but not limited to pandemics, natural disasters, government actions, or other significant disruptions.

Noise and Disturbance

Guests are asked to respect quiet hours from 10 pm to 7 am. Excessive noise or disturbance may result in penalties or termination of the stay without refund.

Lost Property

Lost property items will be retained for up to 30 days. Guests wishing to reclaim items must arrange collection or postage at their own expense.

Liability

We accept no responsibility for loss, damage, or theft of personal items or vehicles on our premises.

Internet Use

Complimentary Wi-Fi is provided subject to fair use. Illegal online activities or misuse of our internet services may result in service termination.
