Acceptance
By making a booking, paying (in whole or in part), or checking in/occupying the accommodation, you agree to these Terms & Conditions. Bookings are provisional until we receive cleared funds by the payment due date. If paying by bank transfer, please use your invoice number as the payment reference.
1) Booking and confirmation
Your booking is confirmed once we have received cleared funds and you have received our confirmation email containing your booking reference. We may release dates if payment is not received by the due date.
2) Payment
Full payment must be received as cleared funds by the due date shown on your invoice, unless otherwise agreed in writing. Any bank or transfer fees are payable by the sender.
3) Security deposit / damage
Guests must keep the accommodation and its contents in the same condition as on arrival (fair wear and tear excepted). Where we take a security deposit or card pre-authorisation (amount and timing notified before arrival), you authorise us to apply it to reasonable, evidenced costs arising from breach of these Terms or the house rules, including repair/replacement, additional cleaning and reasonable labour. Where practicable, we will provide an itemised notice with supporting evidence (e.g., photos and/or invoices). Any remaining balance will be released within 7 business days of check-out (your bank/card issuer may take longer).
4) Cancellation policy
Notice is measured by local time, counting back from 3:00 pm on the arrival date.
- Stays of 1–13 nights: Free cancellation up to 7 days before arrival. Within 7 days, the cancellation fee is the lesser of (a) 7 nights or (b) the total nights booked, less the number of full days’ notice given.
- Stays of 14–27 nights: Free cancellation up to 14 days before arrival; otherwise 25% of total booking value is charged.
- Stays of 28+ nights: Free cancellation up to 21 days before arrival; otherwise the fee is the greater of 14 nights or 30% of total booking value. A 25% deposit is due at booking and is refundable only if cancelled at least 21 days prior to arrival.

No-show: If you do not arrive and do not cancel, we may charge up to 100% of the total booking value.
Shortening a stay: If you depart earlier than planned, the same policy applies using the notice given on the date you inform us of the revised departure.
How to cancel: Email from the booker’s email address. A cancellation is confirmed only once we acknowledge in writing.
Cancellation fees represent a genuine pre-estimate of our likely loss (including administrative costs, discounts applied and the risk we cannot re-let). We will not charge more than the total booking value and will take reasonable steps to re-let cancelled dates where practicable.
5) Check-in / check-out
Check-in: From 3:00 pm (early check-in subject to availability; not guaranteed).
Check-out: By 11:00 am (late check-out on request, subject to availability).
6) Housekeeping and access
Weekly housekeeping is included for stays of 7 nights or more. Guests agree to provide reasonable access at agreed times. Except in emergencies, we will normally give reasonable notice before accessing the accommodation for housekeeping, safety checks, inspection, repairs or maintenance. If access is repeatedly refused, housekeeping may be suspended and reasonable additional cleaning charges may apply.
7) Group bookings
For reservations of three or more apartments, a separate policy may apply—please contact us.
8) Occupancy and house rules
Exceeding the stated maximum occupancy may incur reasonable charges reflecting additional costs incurred (for example extra housekeeping, linen, utilities or management). Parties, events and unauthorised visitors are not permitted. Guests must comply with our house rules during the stay.
9) Serviced accommodation licence / digital access / relocation
This booking is for short-term serviced accommodation and is provided on a licence to occupy basis. It is not intended to create a tenancy. The accommodation is provided with services and subject to these Terms and the house rules. Digital access codes are issued for registered guests only and must not be shared. We will deactivate or change access codes at check-out and may change or deactivate access codes for security and operational reasons, including where we reasonably believe a code has been shared or compromised. Where reasonably necessary (for example repairs, safety or operational reasons), we may allocate alternative accommodation within the building. We will use reasonable endeavours to offer comparable accommodation and to minimise disruption. If we cannot offer comparable accommodation, you may cancel the affected nights for a pro-rata refund.
10) Rates and restrictions
Rates are based on your original check-in date and intended length of stay. Early departure may trigger a rate recalculation based on your actual stay and may remove long-stay discounts.
11) Age and identification
Guests under 18 must be accompanied by a parent or guardian who is also staying. Valid photo ID (passport, driving licence or national ID) may be requested at check-in; failure to provide ID may result in refusal of accommodation and the booking being treated as a no-show under clause 4.
12) Smoking and vaping
Smoking and e-cigarettes are not permitted indoors. A cleaning fee of up to £250 may apply, in addition to damages.
13) Noise and disturbance
Please respect quiet hours 10:00 pm–8:00 am. Significant disturbance may result in a warning and/or reasonable charges for additional costs incurred and, in serious cases, termination of the stay without refund for remaining nights.
14) Parking
Parking is limited, first-come first-served, and must be registered at check-in. We accept no liability for vehicles or contents except where caused by our negligence or breach of statutory duty. Vehicles left more than 8 hours after departure without prior written approval may be removed or relocated where lawful, at the owner’s expense. Where reasonably practicable, we will attempt to contact you first.
15) Pets
Pets are not permitted.
16) Accessibility and special requests
Tell us any accessibility needs or special requests when booking. We will endeavour to accommodate reasonable requests, subject to availability.
17) Data protection
We process personal data in accordance with UK GDPR. Our Privacy Notice (available on request) explains what we collect, how we use it, retention periods and your rights.
18) Internet use
Complimentary Wi-Fi is provided subject to fair use. Illegal or inappropriate use may result in access being withdrawn.
19) Lost property
We retain lost property for 30 days. If posting is requested, postage (and any packaging) is at the guest’s expense.
20) Liability
Nothing in these Terms limits or excludes our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded by law. We are not responsible for loss, damage or theft of personal items or vehicles except where caused by our negligence or where liability cannot be excluded by law. Liability for guests’ property may be subject to statutory rules (including the Hotel Proprietors Act 1956 where applicable).
21) Force majeure
We are not liable for failure or delay caused by events beyond our reasonable control, including but not limited to pandemics, natural disasters, government actions or significant disruptions.
22) Governing law and jurisdiction
These Terms, and any non-contractual obligations arising out of them, are governed by the laws of England & Wales. The courts of England & Wales shall have exclusive jurisdiction.
